This involves a general inspection of the property by an independent Chartered Surveyor to assess its overall condition and provide an opinion of market value.

This can be a useful option if you are:

  • Buying a property without a mortgage and you are not sure if the agreed purchase price is reasonable.
  • If you already own a property or have a share in one. We can provide an independent assessment of the current Market Value, for sale, taxation, probate or matrimonial purposes.
  • If you are applying for a mortgage. The Lender will usually require a valuation in their own format to decide whether the property is suitable security. Please check with your chosen Lender if they are willing to accept our opinion of value prior to instructing us. If so, it would be prudent to have a more detailed survey carried out at the same time to make a saving on the overall fees.
